Think back to when it was dry

Properties weren't built damp. Change causes damp:
- works, modernisation, damp proofing, glazing, heating,
- lifestyles; showering, drying clothes, heat zones,
- weathering & damage caused by wildlife etc.

Think back to when the property was dry and what happened before it became damp.

Always consider excess vapour

Vapour causes 85%RH of damp issues. Never eliminate excess vapou. Be careful not to assume it is the only or main cause of damp.

Eliminate where you can

The following are quick to eliminate:
- Rising damp (groundwater) refer to tables or drill down 1M.
- Mains water using a pressure test.
- Drains by reference to a drain search report or CCTV.

We care about accurately identifying the root cause of damp every time. Once identified the cost of the remedy is normally low, sometimes taking minutes to fix. The skill is in the identification, rarely the remedy.

Do RICS surveyors work for free?

For an unbiased opinion on the cause of damp and remedy, expect to pay an independent damp surveyor. Damp proofers (builders) offer “free” or subsidised “damp surveys”. These are biased and profit motivated quotes.

Is a damp proofer’s guarantee valuable? The catch is the guarantee is only if there is rising damp and since rising damp is exceptionally rare, these guarantees have no value.
